Can You Spot the Signs? 5 Damp Indicators to Look for During a Property Viewing.

When you walk into a potential new home, it’s easy to get distracted by the decor, the layout, or that sunny kitchen. But as any experienced homeowner knows, the most important features of a property are often the ones you can’t see—or the ones that are being hidden.

Damp is one of the biggest concerns for property buyers in Wiltshire, but it isn’t always obvious. While a professional, independent survey is the only way to be 100% sure, here are five signs you can look for during a viewing to help you make an informed decision.

1. The “Musty” Smell

Your nose is often your best tool. If you walk into a property and detect a heavy, stale, or “musty” odour—especially in rooms with little natural light—take note. This smell is often the first indicator of trapped moisture and potential mould growth in carpets, wall voids, or underfloor spaces.

2. Peeling Wallpaper or Flaking Paint

Don’t just look at the walls; look at the finish of the walls. If you see wallpaper peeling at the corners or paint flaking away from the plaster (often leaving a white, powdery residue known as efflorescence), it suggests moisture is moving through the wall. Be wary of a room that has been freshly painted—it might be an attempt to mask these signs.

3. Dark Patches or “Tidemarks”

Check the lower sections of walls near the floor, particularly on external-facing walls. Look for dark patches that seem to change colour or texture. Sometimes, you may even see a “tidemark”—a horizontal line that indicates where moisture has risen to during wetter periods of the year.

4. Condensation on Windows

While condensation on the inside of a window on a cold morning can be normal, excessive moisture (puddles of water on the sill or fogged-up glass) when other windows in the house are dry is a red flag. It often points to poor ventilation or a lack of proper airflow, which can lead to serious mould issues if left untreated.

5. Exterior Drainage Issues

A damp problem often starts outside. During your viewing, take a walk around the perimeter of the property. Are the gutters overflowing or damaged? Is there debris piled up against the external walls? If the ground level outside is higher than the internal floor level, moisture can easily “bridge” the damp-proof course and enter the home.

The Bottom Line: Be Proactive

Finding a sign of damp shouldn’t necessarily stop you from buying a house you love. However, it should prompt you to get an independent, professional opinion.
